Get to Know Me

Jim Dillman is a seasoned Orange County real estate professional with deep roots in the Newport Beach and Costa Mesa communities. With decades of experience in the building, construction, and development industry, Jim brings a level of property knowledge and practical expertise that is invaluable to his real estate clients.

As a builder and developer, Jim has an experienced eye for evaluating a property's construction, condition, quality, potential, and value. Whether working with a buyer evaluating a home or advising a seller on how to best position a property for the market, his construction background allows him to see beyond the surface and identify opportunities and potential concerns that others may overlook.

Jim has lived most of his life in the Newport Beach area and has a genuine understanding of the communities, neighborhoods, architecture, and lifestyle that make coastal Orange County so desirable. His longstanding relationships and local knowledge provide clients with a trusted resource throughout the buying and selling process.

Today, Jim works alongside his daughter, Dawn Nicolaisen, at The L3 Real Estate. Together, they combine Jim's construction and development expertise with Dawn's strategic marketing, negotiation, and real estate experience to provide clients with a uniquely comprehensive approach to real estate.

Their partnership brings together two generations of experience and a shared commitment to doing what is best for their clients. From preparing a property for market to evaluating an offer, negotiating terms, navigating inspections, and getting to the closing table, Jim and Dawn provide hands-on guidance throughout the entire process.

A Different Perspective on Real Estate

Jim's construction background gives his clients an important advantage.

He understands how homes are built, what to look for when evaluating a property, where improvements can add value, and which issues may require further investigation. This knowledge can be particularly valuable when purchasing older homes, properties requiring renovation, investment properties, or homes where understanding the property's underlying condition is critical to making a sound decision.

Combined with his extensive knowledge of the Orange County market, Jim offers clients a practical, informed perspective that goes well beyond the traditional real estate transaction.

Their clients benefit from two experienced professionals working together throughout the transaction. They are known for their attention to detail, accessibility, thorough preparation, strong negotiation, and commitment to protecting their clients' interests.

Whether buying, selling, investing, or simply planning for the future, Jim provides clients with the experience, perspective, and local knowledge needed to make confident real estate decisions.
